Planning Permission: Do You Need It for New Windows?

Home ImprovementBy Eden Glass Ltd29 October 20251 min read

In most cases, you can replace windows without planning permission. However, there are important exceptions to be aware of.

    When You Don't Need Permission

Replacing windows is usually considered "permitted development" if:

    • You're replacing like-for-like
    • The new windows are similar in appearance
    • Your property isn't listed or in a conservation area

    When You DO Need Permission

You'll likely need planning permission if:

    • Your home is a listed building
    • You live in a conservation area
    • You're changing window styles significantly
    • You're adding new window openings

    Building Regulations

Even without planning permission, replacement windows must comply with Building Regulations. This covers thermal performance, safety glazing, and means of escape.
